By Mr.Anupam Verma – President & CEO, Rustomjee Urbania Mumbai and Thane are both growing in stature – quite literally too with high rises becoming the norm with most developers. There is something about living in a high rise building, especially in the upper floors which is very appealing to the majority of home buyers. It may be a primal desire to be up in the clouds or perhaps just own your own small piece of sky, but there is nothing that can beat the pleasure of being literally on ‘top of the world’. For starters there is the view. It is essentially unparalleled – if you live in the heart of Mumbai, you would still be above the grime and be able to look onto the vista of a bustling metropolis and appreciate the pulse of the city even more. In Thane, the city of lakes, the pristine environment beckons with the hills and the greens vying for attention against the patchwork of rooftops that create a surreal landscape quite akin to a masterpiece. Ever heard the term, ‘it’s lonely at the top’? Well when it comes to living in the higher echelons of a high rise building, that term translates into exclusive privacy. It’s not ‘lonely’ – it’s serene! In the fast paced time we live, constantly surrounded by a mass of humanity, packed into office spaces and traffic – living on a higher floor gives one a chance to enjoy their own space and company. Contemplate on a philosophical plane while rising above the mundane.  Students will benefit from increased focus on their studies as there will be negligible disturbances and distractions due to noise from the street level.  Because it is definitely more peaceful at the top, you can soar up a high speed elevator leaving the noise of the traffic and din of festivities far behind or rather, below. Besides, those pesky flies and mosquitoes are also rare in the top floors - a definite perk! Moreover, with fewer buildings and homes surrounding your home, on the higher floors you get ample light – which is why most developers have floor to ceiling windows in the living room of high rise buildings. The ventilation is also excellent as there are no impediments to the smooth flow of air. In fact, studies have shown that the air quality in homes on higher floors is also better as they are away from the traffic and parking zones. In particular, in 2013, a study published in the “European Journal of Epidemiology” found that mortality from cardiovascular and respiratory diseases declined considerably the higher one’s floor of residence. The air quality is only enhanced further when the building is set away from the main road and is surrounded by greenery - making it a healthy living option as well. The plants not only add to the oxygen levels in the air but also serve as a barrier to pollutants like heavy metals that are common in vehicular exhaust. Growing plants in a compact and vertical manner will only serve to create a more health-centric environment. High rise buildings are typically a part of a luxury development where amenities abound. Swimming pool, gymnasium, indoor and outdoor games, mini-theatre, yoga and meditation rooms, café, spa, podium landscaped gardens, children’s play areas and jogging tracks are just some of the high end facilities that residents get to enjoy. It makes club memberships and travel for recreation redundant and adds to the allure of living in a skyscraper. Most high rises also incorporate commercial spaces which serve as retail outlets catering to the immediate daily needs of the residents like groceries, chemist, bakery etc. Typically one also finds high rise towers rigged for services like wi-fi, cable connections etc. Moreover, with superior and on-site management services, the residents find it easy to get small maintenance jobs like plumbing issues looked into immediately. Most luxury towers also provide a concierge service, making life that much simpler. Safety and security are concerns that are taken care of with the best of security staff hired and several safety measures in place, including fire safety sprinkler systems installed in every home. When you move into your home in the top floors of a high rise building, you can truly come to understand all the nuances of the term – elevated lifestyle!
