The Secunderabad Cantonment Board has decided to scrap the pre-independence era building bylaws which were framed 82 years ago in 1935 and bring in new building bylaws for residential, commercial, educational, healthcare and industrial buildings in its jurisdiction that will be at par with those in force in GHMC areas.
As per draft building bylaws 2017, property owners can look forward to relaxation of certain rules like floor space index (FSI), floor area ratio (FAR), ground coverage and height of proposed multi-storeyed buildings and commercial complexes. The maximum building height will be fixed at 12 meters for residential plots of various categories and at 18 metres for commercial ones.
To encourage green practices, SCB plans to make it mandatory for property owners to have facilities like rainwater harvesting and solar water heating and plant one tree per 100 sq meters. The authorities have decided to place restrictions on construction of basement to be used as parking, for air-conditioning plant, other building service and storage. Also appurtenant structures like parapet wall, roof water tanks, ventilation structures, chimneys and architectural features cannot exceed one meter in height.
