Maharashtra prepares policy to push green buildings

The state government is preparing a policy to encourage construction of green buildings. The policy will cover both commercials as well as residential buildings.The decision was made known through a government resolution issued on November 6.
Explaining the reasons for creation of the policy, the resolution stated, "Building industry accounts for 40 per cent of global energy and water consumption and almost 48 per cent of solid waste is generated by building inhabitants. There is a need to construct buildings in an environment-friendly manner as we primarily depend on fossil fuels for energy requirement. The green concept and techniques are aimed at achieving energy efficiency, effective waste management and ensuring that minimum stress is put on natural resources. The tangible benefit of green buildings is reduction in water and energy consumption from day one of occupancy.”
As per the resolution, “The energy saving could range from 20 to 30 per cent and water saving around 30 to 50 per cent. The intangible benefits include enhanced air quality, excellent day lighting, health and well-being of occupants, safety benefit and conservation of scarce natural resources."
In order to encourage developers, the state government intends to give incentives to them in the form of rebate in development charges. The rebate will be given as per the TERI-GRIHA (Green Rating for Integrated Habitat Assessment) ratings and Green Business Certification -Leadership in Energy and Environmental Design (LEED) ratings.
‘There will be 2.5, 5 and 7.5 per cent rebate for three, four and five star ratings of TERI-GRIHA. There will be 2.5, 5 and 7.5 per cent rebate for silver, gold and platinum ratings of GBCI-LEED.
