Town and country planning (TCP) minister Vijai Sardesai said that areas such as low-lying paddy fields, water bodies, khazan lands, flood prone areas, land with more than 25% gradient, forest land, including that of private forests, land falling in the buffer zone of wildlife sanctuaries and tenanted agricultural lands shall not be considered for change of zone pleas under Section 16 B of the TCP Act.
Sardesai said that applications in case of land where zoning has been reverted to agricultural and non-developable in Regional Plan 2021 from settlement in Regional Plan 2001 will be considered on priority as per the merit of each case.
Applications by individuals, who purchased plots in unauthorised layouts in non-conforming zones, will also be considered on merit basis, he said.
