More than 160 realty projects in areas falling under the purview of the Directorate of Town and Country Planning (DTCP) will not come under the purview of the Realty Estate Regulatory Authority as the respective planning authority has declared them completed. The list of such projects has been published in the Tamil Nadu Real Estate Regulatory Authority's (TNRERA) portal. According to official sources, about 204 housing projects in different parts of the state except Chennai Metropolitan Development Authority (CMDA) limits have filled applications that they are structurally completed. As per the Tamil Nadu Real Estate (Regulation and Development) Rules, 2017, projects under execution outside the Chennai Metropolitan Area (CMA), must file applications for the purpose with the concerned Local Planning Authority or regional deputy of DTCP within 15 days after the real estate act came into effect in Tamil Nadu. The rules were notified in the state on June 22, 2017. After inspection, about 175 projects have been declared as completed, sources said. "The rest must register with TNRERA," an official said. Similarly, 62 projects in the CMA have been granted completion certificate in the first phase. It may be recalled that a total of 266 applications requesting completion certificates were filed between January and June.
