Ambegaon Budruk: Taking a Leap towards Progress

Ambegaon is going places. Literally!  Rapid connectivity, swelling urban population and brisk business activities are transforming Ambegaon Budruk in Pune into real estate hub.  This is evident in the mushrooming number of commercial and residential projects. Ambegaon is famed for its unique settings, enduring aura of peace, expansive greenery and lovely hill views thanks to its proximity to population locations such as Sinhagad Road, Chandni Chowk, Baner-Pashan and Hinjewadi. The place today, however, has blossomed into a lovely little city retaining its original landscape pristine rural flavour. Prasad says: “I’ve been living here for the last two decades. Those days, the place was not much.  But, today, it has become the place to be for those who’re looking out for the comforts of city life with all the good things of an urban background.” Prasad, interestingly, used to run a small business till recent past. “But recently I upgraded it into a supermarket keeping in mind the need to serve an urban population,” he adds.  According to him, people choose Ambegaon BK because it is close leading educational institutions, hospitals, hypermarkets, IT hubs and other centers of social and entertainment activities. Till 1999, Ambegaon was a village in the Pune outskirts which subsequently came under the ambit of Pune municipal limits.  But, only 75 per cent of the area was incorporated into the municipality.  The remaining part under gram panchayat was added into the municipality only two years back completing Ambegaon’s makeover. Now, that the place is rapidly growing in terms of infrastructural facilities, Ambegaon will soon serve as a model to other developing areas. “With its growth potential and impressive development, sectors like IT, banking, healthcare and hospitality will soon establish firm roots -a level higher than what it is now - at Ambegaon. The place is becoming an attractive investment destination for both individuals and companies,” informs Chaithanya.  a senior manager in healthcare company. Population The country did not witness much of urbanization a century ago. The situation today, however, is different as villages are turning into towns and towns are upgrading themselves into cities. Pursuant to globalization, the focus of investors has shifted to Tier II cities which offer all the facilities of other cities at a lesser cost.  That is the key reason why commercial and residential projects are high in demand in Ambegaon. “My husband got transferred to Pune two weeks ago. The Herculean task before us was to find a suitable apartment within the required standards. We wanted our flat in a homey environment.  Finally, we settled for Ambegaon which was the best among the lot,” says Ms. Apoorva, a native of Bengaluru. According to Rupesh, who takes deep interest in studying the history and evolution of new cities, Ambegaon can be equated with areas like Bavdhan, Bhugaon, Wagholi, Kondhwa and Aundh all of which are residential property hotspots. “Many real estate firms have set up shops here.  That speaks volumes Ambegaon’s growth and unutilized potential,” says Excellaa Managing Director Kishore Jain.  Excellaa, a leading player in real estate sector, is developing both residential and commercial projects at Ambegaon. “We believe our projects, Excellaa Residency and Excellaa Plazzo, will significantly modify the skyline of Ambegoan BK. The wait is exciting as well as promising,” adds a beaming Jain.  Excellaa Plazzo involves expensive commercial spaces comprising offices, shops, exclusive showrooms and restaurants.  Excellaa Residency is 10-storey building with premium apartments and exclusive penthouses. Experts say that Ambegaon is the best bet in the real estate market today as far as buyers are concerned.  “It doesn’t matter whether it is our project or somebody else.  What matter is that your hard-earned money will certainly grow if you invest in a property in Ambegaon,” reveals Jain.
