NCR realty major Gulshan will deliver 482 units in eight towers of Gulshan Botnia by May 2021 in Phase-I. The company will deliver the remaining 282 units in four towers in Phase-II by September 2021.
The company is set to deliver a total 1,888 residential units in 2021, including Gulshan Botnia and Gulshan Bellina. The total investment in these projects is around Rs 936 crore in residential projects. Spread over 5.25 acre, Gulshan Botnia with a total of 764 units is being developed at Sector 144, Noida Expressway, with an investment of Rs 435 crore. In fact, Gulshan Botnia will be the only delivered project on Noida Expressway in 2021. This is their third in line to be established in the area after previous two developments, namely Gulshan Vivante and Gulshan Ikebana. Gulshan Botnia offers two- and three-BHK apartments in 12 towers with enhanced podium and 19 floors in each tower.
The project offers grand clubhouse catering to the lifestyle experience and various modern amenities like in-compound OPD, customer care centre, water softener plant, amphitheatre, infinity swimming pool with a large deck, rainwater harvesting, and playpen for kids.
Other features of the project include double-height lobbies for tower entrance, in-house facility and hospitality services, and home connect initiative for customers’ engagements.
Another project slated for possession in 2021 is Gulshan Bellina in Greater Noida West for which the company has applied for OC and possession is slated by March 2021 for eight towers in Phase-I comprising 746 units; another 378 units in five towers will be ready for possession by July 2021. Spread over 7.31 acre, the project with a total of 1,124 units is being developed with a cost of Rs 501.93 crore.
