Two booked for selling CIDCO properties

Unit I of the Economic Offences Wing, Navi Mumbai, has booked two real estate agents for cheating a builder by selling properties belonging to the City and Industrial Development Corporation of Maharashtra (CIDCO) using forged documents. The estate agents have been identified as Lavesh Jadhav and Prabhakar Mhatre. Narendra Patel, a builder from Nerul, was sold two plots at Sector 9 E by Mr. Jadhav and Mr. Mhatre in April 2014. “The accused had shown him forged papers which said two plots of 200 sq.m. each at Airoli belonged to IndubaiNamdev Patil, and was granted to her by CIDCO under the 12.5% scheme. They told Mr. Patel that Ms. Patil wanted to sell the land. The duo had shown photocopies of the agreement made between Ms. Patil and CIDCO, following which Mr Patel asked them to show the original papers,” an officer at the EOW said. The two then asked Mr. Patel and Ms. Patil to accompany him to CIDCO Bhavan, where they introduced a person as CIDCO’s staffer, who in turn showed them a register which mentioned that the property was handed over to Ms. Patil on July 11, 2007. Mr. Patel hence decided to buy the plot from the agents and the deal was finalised for Rs. 1.10 crore per 100 sq. m. Mr. Patel paid 50% and the rest was to be paid after a tripartite agreement. He paid them a total of Rs. 1.45 crore. Before this deal, Mr. Patel had purchased a property in Koparkhairane through the same agents, for which he had also received a commencement certificate from the Navi Mumbai Municipal Corporation. After he started with construction work, CIDCO sent a letter to him saying the land belonged to it and construction work should be stopped. Later, Mr. Patel visited the CIDCO office and found that the properties in Airoli also belonged to CIDCO and had not been handed over to anyone yet. “After learning of the fraud, he registered a case with the CBD Belapur police and we are investigating the case. No arrests have been made yet,” said Deputy Commissioner of Police, Crime Branch, Tushar Doshi.
