The Real Estate Regulatory Authority (RERA)-Bihar on Thursday issued notices to 41 builders and developers for advertising and promoting their projects without registering them with the authority. The projects under scanner are being executed at Patna, Muzaffarpur, Bhojpur, Gaya and Danapur. The notices were issued to the builders for not complying with Section 3 of the Real Estate (Regulation and Development) Act, 2016, which makes it mandatory for them to register their projects with RERA-Bihar before advertising them, entering into an agreement with customers and accepting advance money from them. RERA-Bihar member RajivaBhushan Sinha said while several builders only completed half of the registration process, the others failed to submit the hard copies of the required documents but kept booking flats and taking advance money from the buyers. “The promoters had advertised, marketed, booked and sold plot, land, apartment or building to buyers without getting them registered with the authority. We are rounding all the violators for the sake of the buyers,” Sinha said. He added, “The authority has sought replies from the erring builders on or before January 3. If the reply is found unsatisfactory, action will be taken against the builders.”
