With a mix of social and saleable programs, the projects featured in the following pages are located across Indian cities with many under construction while, others near completion. These projects represent the changing customer’s demands, lifestyles and socio-economic shifts of the respective regions. It will be fair to say, that all these projects have been designed around ideas of sustainability, greenery and profitability. On close examination, these projects commercial or residential, tend to offer buyers best value for money. They are organized around the concepts of connecting human activity to nature and healthy living for humans as well as the environment.

THE FUNDAMENTAL DYNAMICS TO SUCCEED

As we all know, Indian real estate hasn’t had it easy in recent years. The low consumer demand and stagnant absorption rates were compounded by the global pandemic causing distress among not only the real estate firms but buyers and investors as well.

Yet there are signs of light at the end of the tunnel. The Central government and RBI taking proactive measures to revive demand in the short term and developers offering discounts and incentives has helped accelerate the construction process and reduce overall costs for consumers.

These Marquee project represent celebration of resilience, opportunities that lie ahead while, reflecting on the beginning of the New Year.

If the current trend is any indication, beyond the short term demand, there is immense potential in real estate sector of India. As per Bain & Company, organized Indian real estate demand is estimated at roughly 1.35 billion square feet in 2020. The expected growth is supported by robust underlying market drivers such as favorable macroeconomic conditions, increasing affordability and urbanization, improved access to credit and the gradual shift from unorganized real estate construction to organized development.

• Focusing on land acquisition and effective management of regulatory bodies is no longer sufficient; developers must also focus on becoming strong local market leaders in order to build a platform for sustainable growth. They are doing this by being more thoughtful about the operating models they use to compete in different marketplaces.

• RERA combined with region-specific regulations across the country, means that real estate developers face greater complexity than ever before. The implication for developers is to drive excellence in process execution in the preconstruction phase, during construction and post handover. Customers expect a level of maintenance and upkeep of the property post-handover.

Developers are seizing the opportunity to tailor their brands to buyers purchase criteria, both current and projected. Creating strong product and brand strategies to match target customer preferences has become more important than ever.

• Shifting profit pools has been a tectonic shift in the Indian real estate wherein costs of labor land and key inputs (primarily steel and ready-mix concrete) have risen steeply. The unique nature of the real estate business, which includes high peak investment levels, a long cash flow break-even cycle and inflows skewed toward the end of projects, lends itself to particular financial challenges. In such a scenario cash is king in this project-based business, and it will remain so.

• There has been a sharp increase in customer awareness and rapid changes in customer expectations. There is greater emphasis than ever on word-of-mouth information, including online reviews. Customers’ expectations of residential and commercial property have also changed rapidly. What was considered top of the line few years ago has become a standard feature now. Developers therefore anticipate what customers will want 3 to 5 years in the future—and then begin building that today.

• Identifying innovative selling approaches and channels has become increasingly challenging, particularly in the post-launch phase. To best reach customers, developers have begun to employ integrated, multichannel go-to-market (GTM) strategies that include multiple channel pipelines.

THE SHIFTING TRENDS

Contrary to the popular belief, in  2020 real estate though has been hugely affected by COVID19, the impact has not been negative universally. Segments like offices and retail, hotels are hit hard but at the same time, logistics warehousing and industrial facilities & data centers are witnessing greater demand. .

One of the biggest trends due to COVID-19 has been the diminishing appeal of big cities. The tier-II cities and the satellite towns around metros are finding favor among the property buyers. In response, developers in metro cities are adding more green space and improving livability in their residential projects to attract homebuyers.

The work from home (WFH) experiment has gone better than many companies had expected, but popular sentiment suggests that offices will remain the dominant location for most white-collar employment. There will be a definite new variation now in the way we work and productivity management across corporate real estate.

Retailers and shopping centers were already struggling before COVID-19, and now conditions threaten to worsen. But going by the adage, “change brings opportunity” the pandemic has forced rent resets and top brands are taking advantage of the lower rents to upgrade their locations, while the premier malls are leveraging empty space to improve their tenant rosters. On the other hand, underperforming shopping centers are converting some space to complementary uses to create more dynamic retail experience for the shoppers.

COVID-19 has tipped the scales in favor of lower density suburbs for larger and more affordable homes and secondary business districts for offices. This also offers an incentive for city developers to reimagine their city centric developments. The pandemic has also accelerated the rightsizing of the retail industry, particularly in the mall space. In F&B and hospitality segment, establishments with advanced HVAC systems and touch less technology have an advantage over other properties

EXPECTED BEST BETS FOR 2021

Warehousing and Fulfillment Centres: This category tops the list of both investment and development prospects as the growth of e-commerce is a significant factor. The supply chain disruptions during the pandemic is also a key contributor, since some companies respond to these challenges by holding more inventory. This has opened opportunities in adapting mixed-use properties to incorporate fulfillment centers.

Affordable Residential: Also ranking high on investors and developers wish list is the affordable residential real estate, shelter remains a core need and government incentives for this segment has made it a lucrative business opportunity.

WFH Residences: Developers will now look to capitalize on WFH trend by incorporating specially designed WFH spaces. The homebuyers are willing to pay a premium for such concept homes and with many companies adopting partial WFH practice post COVID, such residences will see high demand.

Repurposed Commercial Realty: Office and retail spaces offering ‘experience’ will be the preferred option for buyers, Suburban business centers, mixed use developments comprising, office, retail and hospitality are the new asset classes for developers next year.

Industrial Parks: To capture the ‘Atmaniebhar Bharat’ call of the government and to attract manufacturing units shifting from China, well planned industrial parks have become a new favourite for investors and builders alike. The growth of this asset class is assured.

The ancient Romans worshipped Janus—the deity of transitions, of passages, looking to both past and future. The long-forgotten Janus seems to lurk quietly in the minds of many real estate practitioners as they navigate the troubled times brought about by COVID 19.

The year 2020 has jolted the Indian real estate to move towards professionalism, transparency and affordability. The government too has woken up to the gaps in the supply and demand and the serious repercussions of a slowing realty & infrastructure sector can have on the overall economy. No wonder these two sector have now become the focus of areas for financial and regulatory support.

The developers on their part have shown great resilience in the challenging times that reflects the evolution and maturation of the leading real estate companies. The projects featured are the proof of the sector’s ability to adapt to change and chart a new path.

Despite Covid19 and the economic downturn, Indian real estate growth story remains strong.
