‘Ghost buyers’ a threat to Jaypee resolution bid

Thousands are nervous about the fate of their lifetime savings deployed in buying their dream apartments in Jaypee Infratech’s Noida projects but there are several among 24,300 homebuyers who have not even cared to file claims. The problem of ghost homebuyers is haunting the project. In a joint petition to the ministry of corporate affairs, nine associations that claim to be representing 4,500 homebuyers have flagged the concern and demanded steps, including Aadhaar and PAN seeding, to track the real beneficiaries. This is needed to weed out “ghost buyers” and ensure smooth voting to find a new buyer. Data from the resolution professional showed that for many, stakes may be as low as Rs 10,000 — the booking amount they paid. There is also the curious case of a person who had booked a unit along the Noida expressway for just Re 1 and has not cared to stake a claim. There are at least 73 who have paid up to Rs 75,000 and close to 400 whose payments add up to Rs 5 lakh. “It is strongly apprehended that the properties against which no claim has been received by the IRP (interim resolution professional), constitute properties with suspect ownership or properties acquired through undisclosed resources. These properties will remain unclaimed and continue to pose a roadblock in the insolvency process,” the associations said in a joint letter.
