Delay in online permits derail realty projects
Builders and developers across Gujarat have expressed concerns at delaysin according online permission to residential and commercial projects. According to their estimate, real estate projects worth Rs 70,000 crore are stuck across the state for want of permission by local civic authorities. In Ahmedabad jurisdiction alone, projects worth Rs 10,000 crore are awaiting nod from Ahmedabad Municipal Corporation (AMC) and Ahmedabad Urban Development Authority (AUDA). Builders ascribe it to the Online Development Permission System (ODPS) which was introduced in May this year that replaced physical application process with online process to introduce transparency. Worst-affected in the affordable category of residential projects. Builders in Ahmedabad are staring at a delay in launching 35,000 affordable housing projects in western and eastern parts of the city, which could have been started during the festive Diwali period. Developers allege that the software company mandated to streamline the process has been unable to integrate the Common General Development Control Regulation (CGDCR) of almost 400 pages in the software which is causing delays. GIHED-CREDAI President Ashish Patel said, “During the offline permission process followed earlier, AMC used to clear about 220 plans per month. By this yardstick the online process, which was hyped to be much speedier, should have passed about 1,000 plans in the last four-and-a-half months (since May). However, AMC has passed only 125 plans in this period.”
