Noida Sector 150 has become a flourishing destination for real estate in the NCR region. The area has contributed to almost 30% of Noida’s sales absorption by the end of the year 2018- Shared insights by Ashish Sarin, CEO, AlphaCorp

Developments in the Region

Homogenously planned development model of Noida has always been the cynosure for the realty sector. Development regulations have been set up separating industrial region from the residential one. With an aim to encourage business activities, major development work had been initiated in the region but it has equipped itself with amenities enough to lure major corporate houses such as Maruti and Samsung. The picture of this area will change further with the setting up of prominent Industries like Patanjali Food & Herbal Park. The area, due to its propinquity to Delhi, has come up as a land of myriad opportunities with a number of posh residential areas. Oppo, which already has a manufacturing factory in Noida, is also gearing up to set up a manufacturing plant here, which will create employment opportunities for more than 1,000 people.

The law and order conditions in the area are improving by the day and would soon be tranquil enough for the realty to prosper. Noida is gradually adopting infrastructural advancements, like malls, sports centers, and other recreational hubs that significantly enhance the life of residents.

Sector 150’s 1,100 acres spread has all the potential to become the future of the city and an answer to Noida’s lifestyle woes; developers and residents alike are flocking to the micro market, in spite of the property rates being slightly premium (~10% above rest of Noida for similar sizes) and the fact that it’s the last sector of Noida. Sector 150 is the stage which will witness the change of Noida’s landscape.

Livability

With an 80% green cover which is highest in Noida, Sector 150’s 600 acres of planned development (out of 1100 acres outlay) is turning out to be much sought after among clients looking for either end consumption or investment. Apart from having the highest green cover, the sector has the lowest density of development, attracting premium clients who seek a fine lifestyle away from the suffocation of the city, yet connected well with all key hubs. A mega Sports Township planned over 500 acres promises all kinds of indoor and outdoor recreation including a cricket pitch and a golf course, further enhancing the lives of the residents. The sector will also be completely free of overhead wiring; including wires for power, Internet & telephone, making it the first wire free region in NCR.

Connectivity and Future Prospects

Noida Sector 150 enjoys seamless connectivity not just to the other sectors of Noida but also to different parts of NCR. The proposed metro corridor of Greater Noida-Dwarka and a 75-meter-wide road from Noida to Expressway, further connecting to Faridabad will pass through Sector 150, reducing travel time to all of NCR substantially. New flyover planned to connect Kalindi Kunj to Greater Noida will significantly reduce the travel time between the two places. Sector 150 is suburban, yet city like in all aspects, combining the best of both worlds.

The high standard of living is promised not just by the sector itself, but by many premium national & international brands in the region that have launched, or are going to launch housing projects in the area. This will further add to the appeal of this micro market, and change the outlook of real estate in Noida and Sector 150 forever.
